What to bring with you to your meeting...

Important:

Whilst the below lists will help you get together documents to make the most of our meeting, remember, I'm here to help you.  The most important part of any meeting is YOU!!  REMEMBER: If you feel overwhelmed, or would like help with anything, call or email and I will talk you through it all.

THINGS TO BRING: Mortgage Meeting

Whilst there may be additional paperwork, depending on your circumstances, we'll almost always need the following:


INCOME PROOF

  • For employed income, usually your last three months payslips
  • For self employed income, usually your most recent three years tax calculations and tax year overviews
  • For income from a firm you own 20% or more of, usually your most recent three years tax calculations, tax year overviews, and full limited company accounts (showing P&L and Balance Sheet)
  • For rental income, usually your most recent two years tax calculations and tax year overviews (but, if you've made a loss, you can show this has been reported to HMRC by sharing your tax return with us)
  • For benefit income, we usually need your most recent benefit entitlement letter plus your bank statements (as below)
  • For pension income, we usually need your most recent pension statement and bank statements (as below)
  • For maintenance income, we usually need your most recent three months bank statements showing the payments being received
  • For all other income we'll talk when we meet!


BANK STATEMENTS (most recent three months)

  • Most people now prefer to just bring, or send us, PDF downloads.
  • The bank statements must show your name and address
  • The bank statements must show any income
  • The bank statements will ideally be addressed to your current home address
  • The bank statements must show your bills (mobile phone / gas / electric etc) so you might need to get them for more than one account


PROOF OF IDENTITY

  • There are loads of documents we can use, but the easiest is often your driving licence and passport
  • If your driving licence isn't in your current address, please update it with the DVLA (it's free) as it can cause delays if it shows the wrong address (and you'd be on the naughty step with the DVLA anyway if it's wrong!).  You can find their site HERE


CREDIT REPORT

  • There are loads of places you can get this from, but we recommend Check My File as they provide an easy to understand and easy to download report, including information from all three main credit reference agencies.
  • You can access their website HERE


OTHER DOCUMENTS

  • Most recent mortgage statement (if you have one!)
  • Proof of your deposit funds (if buying a property and will be putting money in from savings / investments / divorce settlement / inheritance etc etc)


IMPORTANT NOTE: If you would just like our help with going through your options with your existing lender, all we need is proof of your ID, and, ideally, your most recent mortgage statement OR a copy of the letter / email you received advising you the rate is ending soon.

EXISTING POLICY DETAILS

  • If you have any existing life, critical illness, income protection, or other similar types of policy, it's really useful if you bring either your most recent annual statement or the original policy documents with you.
  • Don't worry if you can't find them, we can often request them for you if you know who the policy is held with.

Whilst there may be additional paperwork, depending on your circumstances, we'll almost always need the following:

YOUR CURRENT WILL

  • If you already have a Will, or any trusts, it's really useful if you bring these with you.  It might mean you don't actually need a new Will, or it may help us guide you into how best to improve matters
